A novel property management firm is poised to transform the landscape of build-to-rent (BTR) properties in Sydney, offering tenants unparalleled flexibility and convenience. Nation, a subsidiary of Coronation Property, is charting a new path in the rental industry by allowing tenants to seamlessly relocate between buildings without the need to terminate their leases. Additionally, they are introducing a “search to sleep” feature, which harnesses cutting-edge technology to expedite the rental application process.
Joseph Nahas, the Managing Director of Coronation Property, envisions Nation as the premier choice for tenants disheartened by the current state of Australia’s rental system. By prioritizing consumer needs and offering choice, security, and flexibility in housing, Nation aims to empower renters without the burden of a mortgage.
By 2025, Nation plans to operate 1,500 BTR properties across three key Sydney locations. Their commitment to putting renters first is exemplified in their online interactive digital platform, designed to streamline and expedite the rental process. This platform enables renters to search for properties, sign leases, and manage their living experience through the Nation mobile app.
Once individuals become tenants with Nation, they have the flexibility to easily move to different-sized apartments to align with their changing life stages and requirements. This can be done within the same location or by transferring to another Nation property without incurring break fees or needing to sign a new lease.
According to Mr. Nahas, Nation is already making significant strides to become one of the largest BTR operators in New South Wales, emphasizing the growing demand for secure and flexible rental solutions in a Sydney market that has become increasingly inaccessible for many.
Nation is preparing to launch its first two BTR communities, starting with Charlie Parker in Harris Park and Mason & Main in Merrylands, set to open in early 2024. Mason & Main will become the largest BTR project in the state, offering 450 apartments alongside an exciting retail and dining precinct.
In addition to addressing the housing availability challenges faced by everyday Australians, Nation is committed to providing essential workers with attainable rental options close to their workplaces. The company’s new BTR communities will be strategically located within easy reach of major hospitals, including Westmead and Royal Prince Alfred (RPA), reducing the need for long commutes.
Nation’s commitment to providing a quality and accessible living experience is demonstrated through their diverse selection of apartments, including fully furnished options and pet-friendly units. On-site concierge and maintenance teams will offer support, and each building will feature amenities such as private dining areas, gyms, swimming pools, saunas, cinemas, libraries, and co-working office spaces. Some locations will also include a wellness center.
Mr. Nahas highlighted that Nation’s success will draw from Coronation’s extensive experience in delivering successful mixed-use, urban renewal precincts. Coronation Property has already provided nearly 2,000 high-quality residences to Sydney residents, with an additional $3.2 billion in projects at various stages of design, development, and construction. These projects are an integral part of Coronation’s project portfolio, totaling $5.6 billion, and include future land developments that will introduce over 9,000 new homes to the Sydney market by 2027.
