John Mullen, the chair of Qantas, and Shant Kradjian, founder of digiDirect, are part of a group of well-known investors involved in a $1.2 million funding round for a new property technology startup focused on managing residential properties. The financing for Sydney-based Cohabit, a platform offering data analytics and benchmarking for strata and residential buildings, was additionally supported by strata law expert Christopher Kerin and Michael Cindric from Sentia.
In the six months since its soft debut, Cohabit has already collected around 50,000 property records throughout Australia. Each record features various evaluations such as an insurance risk rating and a “health score” that combines elements like financial stability, regulatory adherence, and structural integrity, along with other data points and a digital history. CEO and co-founder Thom Richards emphasizes that the platform transforms how residential assets are assessed and overseen, offering property administrators, homeowners, and potential purchasers clear, unified insight into facility integrity and functionality.
Properties are among Australia’s most underused information resources, and it is the homeowners and investors who bear the impact when this knowledge is not properly applied. Cohabit delivers enhanced visibility into property condition, supporting owners in preserving asset value, giving purchasers confidence, and allowing administrators to enhance service efficiency with fewer hurdles. Numerous investors are already using the platform to carry out strata reviews before committing funds.
Through its dedicated platform, Cohabit equips real estate practitioners with the tools to craft and deliver detailed digital summaries on co-ownership arrangements, enriched with relevant background data, directly to users. A network of fifteen prominent building assessment providers has joined forces with Cohabit to supply impartial evaluations and specialized knowledge to prospective buyers and current residents.
